Hampton Inn & Suites - North Conway, NH

First Indoor Waterpark in New England

This 97- room development, which opened on August 30, 2006, features an attached indoor water park with multiple pools and slides. This indoor water park is a landmark innovation in the hospitality industry, as it is the first of its kind in New England, and a first for Hilton's Hampton Inn franchise in the United States. Through creative design, Olympia Development initiated a unique roofline solution that allowed the fourth floor to fit within the building parameter, making this project feasible.

The 5,000 SF waterpark opened just in time for school holidays in February 2007, with three stories of colorful, twisting flumes. The waterpark also features a toddler pool with a raining umbrella fountain and a kiddy slide over an affable 6-foot amphibian, Fernando the Frog. Thrill seekers of all ages swoosh down three stories in chutes that twist and turn with fun-filled ups and downs.

 


 

Clarion Hotel - Portland, ME

Mid-Scale to Upscale in Six-Months

An underperforming 1970s Ramada Inn sat in a high growth region. In 1997, the property was repositioned by converting it into a DoubleTree through extensive property renovations. Streamlined relationships between Olympia Equity Investors, Olympia Hotel Management and Olympia Development teams permitted a 6-month transformation into a full-service, upscale hotel with the tools to maximize the value of its location. Disruptions to hotel operations and revenue were minimized during this phase, producing short-term profits and long-term value.

The hotel was rebranded to a Clarion Hotel in January 2008.

Corporation Gets Results

Olympia Development excels in adapting to the local environment and working with local authorities and historic constituents to bring to fruition properties that relate to their surroundings with a meld of historic authenticity and modern flair. This Hilton Garden Inn located on Portland’s historic waterfront is a perfect example.

The titanium skin facade (a first for hotel construction), which Olympia specified, lent not only a unique refractive nature to the property, but related to the metal shed buildings that once populated the waterfront of old. This historical component, combined with the quality of the material, facilitated approvals.

Innovative Design and Site Integration

As the developer for owner, Cathartes investments, Olympia Development pushed the brand beyond the Hilton prototype with a sophisticated, urban interior to capture the rate, justify the value, and achieve permitting in a challenging historic district.

Inn by the Sea - Cape Elizabeth, ME

Turned it Around
Olympia’s operations expertise turned a failing hotel into a luxury inn with 43 spacious suites on the Maine coast. Since coming on board in 1993, this non-franchised destination has been awarded the AAA 4-Diamond rating every year and consistently ranks as one of the most financially successful inns in Maine.

Developed a Brand
Thanks to the marketing and PR plans built by our team, the Inn by the Sea has become an integral part of its environment. Annual programs include Habitat for Humanity fundraisers, pumpkin carving contest, and Earth Day celebrations, all of which create a fun environment for guests and extend the Inn's hospitality to the community.

Created a Destination
While creating one of the most prestigious inns on the East Coast, Olympia looked to the guests to see what additional services they required. One result was a pets-friendly policy, including rooms equipped with dog blankets, water bowls and gourmet room service dog menus. The result is guests –and dogs-for life.

Awarded for Excellence
Olympia installs creativity in all the employees we manage. This quality was acknowledged in 2004 when the Maine Innkeeper Association recognized four Inn employees as stars of their industry. The awards were in the areas of guest services, food and beverage, housekeeping and maintenance.

 

 


 

Hampton Inn & Suites - Mystic, CT

New Hotel in the Heart of Mystic Touristy Area

Olympia broke ground in the fall 2007 on a 92-room Hampton Inn & Suites located in the scenic seaport town of Mystic, CT. The design was modified to reflect the architectural context of the area, while meeting the standards of the brand. Projected opening will be summer of 2008.

 


 

Hilton Garden Inn - Durham, NC

120-Room Hotel in Erwin Square

Olympia has this 2.2-acre site at W. Main Street and Erwin Square under contract and is proceeding with entitlements for a 6-story, 120-room hotel.  Once again, Olympia will go beyond the brand's prototype to design a building that will fit into the architecture of the surrounding area, which, in this case, is more industrial.

 


 

Boutique Hotel - Hanover, NH

70-Room Hotel in Downtown Area

This non-franchised (or independent) hotel is located on a 0.4-acre site in downtown Hanover on South Street.  The tight site presents several challenges, including parking, utilities, and minimal Floor Area Ratio (FAR).  The facility program is for ±70 rooms with a small in-house restaurant and bar and underground parking.

 


 

Hampton Inn - Nashua, NH

103-Room Limited Service Hotel

Olympia has obtained control of this highly desirable site and has received all approvals for a 103-room Hampton Inn.  The groundbreaking is expected to take place in early summer 2008, with a projected completion in the early summer of 2009.

 


 

Boutique Hotel - Clayton, NY

50-Room Hotel with Spa in the Thousand Lakes Area

Olympia has been engaged to program and develop an upscale, non-franchised (or independent) resort and spa with food and beverage facilities and meeting space.  Our client's vision is to create a project that is consistent with the characteristics of, and relating to the historic structures (fitting into the scale) of, the Town of Clayton.  Located in upstate New York on the St. Lawrence Seaway, the property currently has attached transient marina slips and is adjacent to the Antique Boat Museum.

Custom House Square - Portland, ME

Unique Design Office Condo Project

This 60,000 SF project was completed early fall 2007.  While still in the final stages of permitting, the office suites were 80% pre-sold.  Again, as are many projects undertaken by Olympia Development, this one falls within the historic district of downtown Portland.

 


 

50 Sewall Street - Portland, ME

First LEED Core and Shell Certified-rated Building in Maine by Private Sector

Olympia has set the bar for quality environmental design. This medical office building is a green, sustainable, environmentally-friendly building- the first commercial building in Maine to receive LEED (Leadership in Energy & Environmental Design) program pre-certification for a host of features that will reduce the buildings energy costs by 15%. Olympia Development completed this round-up project on a 10-month construction schedule.

This project entailed complex government entitlement issues, including negotiating a Contract Zone with the City of Portland as well as a fast track design and budgeting processes meeting the prime tenant’s schedule commands.

W.L. Blake Building - Portland, ME

The Value of Insight

In 2000, Olympia acquired this property and began the largest historic renovation project Portland had seen in two decades. In 9 months, we completed the 42,000 SF historic rehabilitation and 25,000 SF expansion. Plus, by adding the core outside, we optimize interior space, which resulted in a Class A office space with first floor retail that draws the highest price per square foot of all renovated properties in this high-growth area.

 


 

280 Fore Street - Portland, ME

Experience and Flexibility

Olympia drove this project from permitting to completion in just 13 months, despite being located in a historic district, requiring significant traffic and street changes, as well as land acquisitions from the City. The tight urban site was transformed into 115,000 SF development with office space, a bank branch, and structured parking.

 


 

Norway Savings Bank - Portland, ME

Converting Problems Into Assets

After transforming the hotel on this site in 1997, Olympia developed a second lot into a 30,000 SF bank headquarters with a drive-thru and teller banking, along with three floors of Class A offices and administrative facilities. A third lot was then developed, into a medical office complex (see 50 Sewall Street).

Before any of these projects began, we worked closely with the Department of Transportation and City traffic engineers to approve a new intersection and traffic light, in addition to acquiring additional land from the State to increase parking, resulting in maximized value for this accessible, visible site.

Parade Residential - Portsmouth, NH

Harbour Hill Condominiums

This project consists of a 5-story mixed-use building with 1,200 SF of retail space on the ground floor and 21 luxury residential condominiums. The building offers a variety of residential floor plans ranging in size from 850 SF to 2,200 SF. Olympia Development is a developer for Cathartes Investments, the owner. Olympia's expertise was employed to manage the architect and engineers, facilitate a comprehensive set of plans and specifications, control costs and drive the schedule.

Testa's - Palm Beach, FL

Unique Third-Party Development

Olympia Development is acting as Consultant for a private family in this mixed-use project. The first floor will consist of mixed retail over structural parking. Floors 2 thru 4 house luxury residential condominiums. An extensive zoning and entitlement process is in process for this high barrier-to-entry market. 

The Town of Palm Beach engaged an urban design consultant, Treasure Coast Regional Planning Council (TCRPC), to complete a study of the redevelopment of the Royal Poinciana Way area.  Olympia hopes the outcome will be favorable and push forward our efforts for a zone change in this area.

 


 

Portwalk - Downtown Portsmouth, NH

Mixed-Use Redevelopment, Phase II

Following the successful completion of Phase I of the redevelopment of this 5-acre parcel located in the downtown historic district of Portsmouth, Cathartes Private Investments has once again selected Olympia Development as its Development Manager.

Phase II is anchored by the creation of a pedestrian friendly central street with broad sidewalks, street trees and a lively retail environment. In addition, the project will feature two Class A office buildings, an extended stay hotel, and upscale residential condominiums, all with subsurface parking.

The vision: to remove a widely proclaimed architectural “eyesore” and create in its place a vibrant, active, pedestrian-friendly project featuring: shops, cafés and restaurants, condominiums, office space, hotel, and parking. An exciting place to live, work and play, designed to complement downtown businesses and activate the Vaughn Mall walkway to create a pedestrian connection between downtown and the Northern Tier.

 


 

Benedict Court - Greenwich - CT

Mixed-Use Redevelopment of Three Commercial Blocks in Downtown Greenwich

Olympia is under contract with a Connecticut-based owner for comprehensive management of the entire development process for a large mixed-use project.  This redevelopment will consist of a boutique hotel, retail, office, and residential properties with underground structured parking.

 


 

Maine State Pier - Portland, ME

$91,000,000 Redevelopment on the Waterfront

The fundamental design goals for the redevelopment of the Maine State Pier are to: improve public access to the waterfront; enhance the pedestrian environment; preserve existing view corridors and create new views to the water; preserve and maximize deepwater berthing and public landing facilities; provide positive impacts and improvements for existing stakeholders and surrounding properties; establish a mixed-use development that brings long term vitality to the Maine State Pier; and create signature architecture that follows green design principles.  This project was accepted by the USGBC into their LEED Neighborhood Development pilot program.
